We all know that moving can be a stressful time, but throw a pandemic into the mix and things just go to a whole other level! Luckily, one thing that the lockdown brought back to help de-stress you a little was that greater sense of community. Even from my own home in Normanton, I watched neighbours become friends who had never spoken before, I saw an outpouring of support from everyone… anything from assistance with shopping to something as simple as a much-needed chat. Traditional values were celebrated as we all got used to living a simpler life again and the chaos that surrounded us before started to wane.

It was fantastic to see just how much people appreciated the little things. Having toilet roll in the supermarket! Discovering new places to explore on our daily walks and exploring how to connect with family or friends through something called Zoom! We started to appreciate that, just perhaps, trying to do too much is not actually good for us. We learned that focusing on the truly important things can make the biggest difference.

I’m a Property Consultant and a pretty traditional Yorkshire lad, so being frivolous is not my style… Any decision made regarding my clients, is a decision made with their best interests in mind. Every alternative option is looked at with careful consideration, I am trusted with looking after their family’s biggest asset after all and that does mean something to me. While many agents will be clamouring to list as many homes as possible that week, the approach at Rosedale & Jones is completely different. With too many sales to manage, how could I possibly give each one the attention that it deserves? How could I ensure that my time is spent working effectively finding the perfect buyer if I’m spending so little time on each listing due to the sheer volume we are managing?

Traditional values may sound like an old-fashioned term and even be a little nostalgic, but I think that today more than ever, they have a completely new meaning. They encompass a sense of integrity and I want to ensure that I’m doing everyone justice throughout the process by living those values daily.

Setting a competitive and attractive sales price from the start can have a major impact on your home selling experience but many people make a fatal error right off the bat… they fail to pay enough attention to the smaller details which means that buyers don’t associate the property they are seeing with the value that is being advertised. Buyers have access to so much information these days and they WILL do their homework. It’s not enough just to put it on Rightmove and see what happens, it’s important to present the house as effectively as possible, but more than that, you have to exceed buyer expectations and create a buzz around your home.

Sadly, too many homes are listed with very little preparation and no clear plan on how to handle viewings… I’m happy to say that this is not the case with ours though! Every property I work with is priced to sell of course, but with clear evidence on that pricing and with a detailed plan on how to secure that pricing on completion. I work hard to prepare the property properly and ensure that it reaches the biggest audience possible. I get to know my clients and their homes because this is the only way to do my job properly. The same applies to any potential buyers that I interact with, it is important to build trust and show them that they will be treated fairly.
