A survey is an inspection of a property's condition, either generally, or regarding a specific area. In almost all cases when purchasing a property it is sensible to have a survey conducted. There are various types of surveys available, depending upon your requirements and the more extensive the survey is, the less likely it is that you will get a nasty surprise after buying the property.

We aim to be very transparent about the condition of every property we sell and in line with this, we ask every seller who works with us to provide a full breakdown of any positive (or negative) aspects, which buyers should be aware of. Despite this, we and the seller cannot be 100% certain that there are not items of maintenance which nobody is currently aware of so this is why it is always sensible to seek a condition report. When it comes to the value of a home, we do of course produce a mass of data and analytics of both completed sales and current market conditions when producing a market appraisal – we expect to be very accurate with our listing prices. However, sometimes, vendors do choose to set their own price rather than go with a professional recommendation and at the same time, even we don’t get it right 100% of the time (maybe 98%). For this reason, it is also sensible to have a RICS valuation conducted by an independent surveyor, even if you are buying with a 100% cash deposit and don’t necessarily need to have one done. Thousands of homes are downvalued across the country every year, yet still sell for the originally agreed price. Ultimately, a property is worth what a buyer is willing to pay for it under the current market conditions, so even if a down valuation occurs, there is no guarantee that a seller will be willing to renegotiate terms. This is something that you should consider before ordering a survey too.
